APA
Based on the “Publication Manual of the American Psychological Association” 6th edition.
The “APA style” is an author-date style for citing and referencing information in assignments and publications. This guide is based on the American Psychological Association’s Publication Manual, 6th edition (2010).
Note: Before you write your list of references, check with your lecturer or tutor for the bibliographic style preferred by the School. There may be differences in the style recommended by the School.
What is referencing?
Referencing is a standardised way of acknowledging the sources of information and ideas that you have used in your assignments. This allows the sources to be identified.
Why reference?
Referencing is important to avoid plagiarism, to verify quotations and to enable readers to identify and follow up works you have referred to.
Steps in referencing
?Record the full bibliographic details and relevant page numbers of the source from which information is taken.
?Note the DOI (digital object identifier), if present. When a DOI is used, do not provide the URL or date of retrieval.
?Insert the citation at the appropriate place in the text of your document.
?Include a reference list that includes all in-text citations at the end of your document. In-text citations
?In an author-date style, in-text citations usually require the name of the author(s) and the year of publication.
?A page number is included if you have a direct quote. When you paraphrase a passage, or refer to an idea contained in another work, providing a page number is not required, but is
How to create a reference list/bibliography
?A reference list includes just the books, articles, and web pages etc that are cited in the text of the document. A bibliography includes all sources consulted for background reading. ?A reference list is arranged alphabetically by author. If an item has no author, it is cited by title, and included in the alphabetical list using the first significant word of the title. ?If you have more than one item with the same author, list the items chronologically, starting with the earliest publication.
?Each reference appears on a new line.
?Each item in the reference list is required to have a hanging indent.
?References should not be numbered.

Direct quotation
A direct quotation reproduces word-for-word material directly quoted from another author’s work, or from your own previously-published work.
If the quotation is fewer than 40 words, incorporate it into your paragraph and enclose the quotation in double quotation marks.
If the quotation comprises 40 or more words, display it in an indented, freestanding block of text, without quotation marks. At the end of a block quotation, cite the quoted source and the page number in parentheses, after the final punctuation mark.
If you have directly quoted words from a source (in inverted commas, or in an indented paragraph), provide the author, year, and specific
page number for that quotation. (For material without page numbers, give the paragraph number.) Include a complete reference in the reference list. The citation in the text will look like this: (Smith, 2003, p. 105) or (Brown, 1999, pp. 49-50)

3 图片要求
3.1 若稿件中配有插图,请将每一幅图图幅宽控制在120mm 左右,分辨率控制在300dpi 左右,每一幅图形文件单存为保留文字层的psd 格式文件(即图内文字层一定要保留,其他的图层可以合并)发送,图纸编号依次为图1、图2、图3??并在稿件正文中将图的编号插入相应的位置,图贴在相应的位置。框图一律在绘图软件中处理生成,避免提交Word 版框线插图。

6 摘要与关键词
6.1 来稿请一律附上摘要。
6.2 摘要必须包括以下内容:
6.2.1论文(研究)的目的;
6.2.2研究过程中采用的方法;
6.2.3研究的结果或得出的结论。
6.3 摘要撰写的基本要求:
6.3.1信息量大。摘要包括的信息量应与论文基本相等,读者即使不阅读全文,通过摘要也能基本了解作者的观点和研究的基本结论。
6.3.2结构完整。摘要应该具有独立性,应该是可以被引用的完整短文,先写什么,后写什么,要按逻辑顺序安排。句子之间要上下连贯,互相呼应,句型应力求简单,避免用长句。
6.3.3言简意赅。摘要的长度应该控制在300字以内,直接明了地阐述论文的创新之处或主要观点,每句话要表意明白,无空泛、笼统、含混之词。摘要不分段。
6.3.4避免套话。不应出现规划领域的常识性内容,切忌把应在引言中出现的内容写入摘要,一般也不要对论文的内容做解释和评论(尤其是自我评价)。比如,不要出现“城市规划是一项重要的政府职能”,“??具有很高的学术价值”,“抛砖引玉??”等。 222
6.4 摘要撰写注意事项:
6.4.1避免重复文章题名中已有的信息。比如一篇文章的题名是《中国城市交通问题的研究》,摘要的开头就不要再写:“为了??,对中国城市交通问题进行了研究”。
6.4.2避免使用“本文”、“作者”、“文章”等作为主语。摘要具有自明性,应该使用第三人称。建议采用“对??进行了研究”、“报告了??现状”、“进行了??调查”等句型。
6.4.3不得出现引文或图表。
6.4.4用语规范。摘要中不要出现生冷偏僻、自己杜撰的名词、术语或符号等。
(注:撰写摘要时可参考本刊2004年第3期《1990年代北京郊区化的最新发展趋势及其对策》一文的摘要。)
6.5 所有学术论文均应提供关键词。
6.5.1关键词要选择那些最具有检索意义的术语,通过这些术语反映论文所涉及的内容或领域,便于读者检索到该论文。
6.5.2关键词应首选《城市规划基本术语标准》和《建设汉语叙词表》中使用的术语,在找不到完全贴切的术语的情况下,可以自行选用公认的专业词汇。
6.5.3关键词应该尽可能使用与文章的具体范畴相对应的词汇,避免使用其上位词或下位词。
6.5.4每篇论文的关键词应该在3至8个之间。
6.5.5关键词一般应该为名词或词组,不得以短句作为关键词。
6.6 请提供与中文相对应的英文摘要、关键词、题目和作者名汉语拼音。
7 参考文献
7.1 稿件末尾必须提供中英文参考文献。
7.2 参考文献的著录格式采用顺序编码制,著录格式按照GB/T 7714-2005《文后参考文献著录规则》(ISO 690:1987,Documentation-Bibliographic References-Content, Form And Structure 和ISO 690-2:1997,Information And Documentation-Bibliographic
References-Part2:Electronic Documents Or Parts Thereof,NEQ )的有关规定。
7.3 文内引用参考文献的标注
7.3.1摘要中不引用参考文献。
7.3.2正文内引用参考文献的标注按引用文献出现的先后顺序连续编码,并将序号置于方括号中。可根据具体情况按下述格式标注:标注应尽可能靠近有关引文;标注写在正文标点符号之前;如引文在全句之末,其中句号在引号之内,则应标注在引号之外(“??。” ),否则应标注在句号之前(“??” 。);同一参考文献在文中多次引用其不同部分,按文献在文中首次引用所使用的文献序号标号,并在序号的“[ ]”外著录引文页码( ?? 7.4.1文后参考文献表按文中引文的先后顺序编码依次排列,用阿拉伯数字著录,不加方括号也不用标点,后空一字,按著录要求规定依次著录。每条文献单独排。

对于不属于上述的文献类型,采用字母―Z‖标识。
对于英文参考文献,还应注意以下两点:
①作者姓名采用―姓在前名在后‖原则,具体格式是: 姓,名字的首字母. 如: Malcolm Richard Cowley 应为:Cowley, M.R . ,如果有两位作者,第一位作者方式不变,&之后第二位作者名字的首字母放在前面,姓放在后面,如:Frank Norris 与Irving Gordon应为:Norris, F. & I.Gordon.;
②书名、报刊名使用斜体字,如:Mastering English Literature,English Weekly 。

国外的物业管理之所以工作到位,不仅是因为房地产业发展久远,更在于有一套完善的规章制度,所以其服务“口碑”甚佳。这里介绍几个国家的作法:
新加坡的物业管理
新加坡的公寓楼房,当地称为“共管式公寓”。每天早晨,在居民上班之前,清洁工人就开始打扫卫生。居民如深夜回家,值班的门卫会道晚安,在地下停车场还会碰上巡夜的保安。在一天24小时中,总会有服务人员在为社区忙碌着。 新加坡政府有关部门针对居民住宅及物业管理都制定了很细的规章制度,并形成法律,不管是物业管理公司还是居民都必须依法遵章行事,所以不管是高级公寓楼还是政府组屋区,管理都是井井有条,同时避免了各种矛盾或纠纷的发生。
从政府职能方面看,新加坡建屋发展局是负责实施政府建屋计划和统筹物业管理的职能部门。早在1967年,该局就制定了“土地所有权法案”,之后又经过多次修订。该法案共有158章,其中就规定了土地
开发商在建造住宅时必须遵守的条例。比如,由开发商建设的公共组屋,每栋楼底层不得安排住户,而是用于作商店或娱乐室,供居民休息、娱乐和购物之用。再比如,规定了在共管式公寓的共有所有权土地上,除建造住宅楼房外,必须留有不少于40%的土地用作花园、风景区以及其他娱乐健身设施,确保物业管理的规范化。物业管理执照需要每年审批核发,如果哪家物业公司违反条例,或是不按照规章办事,将吊销物业公司的营业执照。物业管理从业人员必须接受两年的房地产管理培训,并需通过专业考试才能上岗。除了发挥监督管理职能外,建屋发展局的另一项主要工作就是“服务”,例如该局制定出一项长期的旧组屋翻新计划,进一步提高居民对社区的认同;另外,根据新加坡法律规定,所有建筑每隔5年都需要进行外部清洗刷新。
在业主方面,新加坡法律充分保障了房屋拥有者的权利,同时也明确规定了各项义务。比如各个业主不得侵犯公共空间,私搭乱建要被课以重罚。对房屋内的装修也有很详细的规定,如常见的由装修引起楼下住户漏水等现象,当事人须负责赔偿他人损失,解决不了就得上法庭。新加坡“土地所有权法案”规定,每个新建住宅区必须在两年内成立管理委员会,由全体业主投票选出委员会成员。该委员会将代表全体业主管理社区,每年召开一次全体大会,讨论制定社区行为规则以及聘请物业管理公司等重要事务。社区或公寓的公共事务,如是否要增添公共设施,公共设施的使用是否要收费、收多少,是否要增加或减少物业管理费等等,最终都以投票方式决定。在这种机制下,物业公司只是被雇佣的对象,一切依照合同办事。如果表现不好,社区管理委员会有权立即将其解聘。
德国的物业管理
德国物业管理公司不仅要按条约规定负责雇主房产的定期维护和外部粉刷、住宅区和楼道的卫生、门前屋后的绿化和规划,还要负责出面替雇主履行德国相关房产法中所规定的责任和义务。德国物业管理公司直接受雇于房东,是雇主利益的维护者和代理人,这一点在房屋租赁关系中表现得尤为突出。一旦房屋租赁合同生效,物业管理公司就成了租赁双方的纽带,但凡租房中出现了任何与房产质量和设备有关的问题,物业管理公司都有义务替雇主出面解决,如果房客违约或做出不利于房东的事,公司更会出面干涉、阻止;租赁双方出现纠纷可通过物业管理公司做中间人进行调解;当双方租赁合同终止时,物业管理公司还有代为验收的任务,因此房地产商一般无需与房客直接打交道。
为了加强对多层住宅的有效管理,德国物业管理公司在接到委托后,一般采取责任到人的办法,划出专人分管区域,减少因分工不明造成的扯皮现象,住户遇到问题时,也清楚该找谁帮助解决。按德国租房法规定,房屋出现质量缺损或配套设备出现自然损坏的话,房主都有义务提供免费维修和更换服务,这样物管人员在接到住户电话后,就有义务及时找到相关的技术人员前来修理,否则,即为失职。因此,为保证管理任务的顺利执行,公司一般都会与水暖电等专业维修公司签订长期合作合同,以确保管辖区的物业不论何时出现意外情况,都能及时找到维修人员。德国人对楼道和小区内的卫生要求很高,物业管理公司一般委托专业保洁公司负责清洁卫生,但如住宅区规模不大,只有一幢或几幢小楼的话,公司就会找一名“楼长”专门负责卫生。当“楼长”最大的好处就是在合同期内可以免费或以很低的租金在小区内拥有一套住所,但这种差事并非人人都能胜任,因为,“楼长”除要保证住宅区整洁外,还得懂一些家电维修常识,这样,碰上房客家中出现小故障,可找“楼长”临时救急。’
瑞士的物业管理
瑞士日内瓦物业管理的特点,就是为物业投资者增值,为房主和住户提供方便的生活条件和优质的服务。但物业小区的管理不搞大而全,而是按社区的安排将服务设施出租,完善社区对居民的基本服务。日
内瓦不动产管理公司总裁巴内握说,以物业管理促进社区建设,以物业建设推动社区管理,使物业管理与社区管理相协调,应该是城镇现代物业管理的目标和特色。然而,日内瓦大多数的物业管理公司都是私营的。日内瓦州最早的物业公司出现于1825年,是以私人银行的财务管理公司模式建立起来的,后来从美国的物业管理中引进了一些新经验,至1964年基本形成了现代物业管理模式:即为住户提供优质服务,为投资者实现物业增值,管理不断创新。在日内瓦,大多数城镇居民选择单元住房。物业公司经营的房产选择性很强,从一室一厅到七室一厅不等,住户可买可租。大多数人选择住房的条件是周围环境好,生活方便,价格适当,同时特别看重物业公司的服务质量。因此,物业公司把提供优质和多品种服务视为竞争的重要因素。
在日内瓦,每栋居民楼都有一名与物业公司签有合同的管理员,负责楼内的清洁卫生,楼房周围绿地的修整,管理员一家必须住在楼里一个单元内,逢年过节时负责布置楼道,凡住户需要服务,都可找管理员,管理员则将住户诸如修门窗,换灯具、粉刷房屋、修理更新电器等需要及时通知物业公司,住户也可以直接打电话给物业公司。物业公司则及时联系与其有业务关系的各类专业公司。有关专业公司很快便会给住户来电话约时间,登门服务。
日内瓦的居民社区以地理位置划分。一个社区中往往有多家物业公司管理的房产。居民享受的大多数公共服务项目由社区提供,如游泳池等体育设施,图书馆、博物馆、学校、老人院、门诊部、药房、银行营业处等都分布在合理的范围内。社区内的公园不论大小一律免费开放,体育健身场所对本社区居民有优惠。居民的水电费、房租、电话费,退休人员的工资以至违章罚款等都可以到就近的邮局办理。社区还不定期地举行区内居民联谊活动,在公园举办主题联欢。社区内一般都有一周两次的早市,居民可以买到新鲜的蔬菜。社区还办有自己的刊报,免费送进各家的信箱,服务十分周到。
